Does consolidating debt into my mortgage hurt my credit?

Usually it helps over time. Paying off cards and loans drops your credit utilization, which is good for your score. There's one credit check when we apply, and multiple mortgage inquiries in a short window are treated as one by the bureaus.

How much debt can I roll into a refinance?

On a conventional refinance you can typically borrow up to 80% of your home's value. The room between that ceiling and your current mortgage balance is what's available to pay out debts, cover closing costs and any penalty.

Is it worth breaking my mortgage to consolidate?

Sometimes. Breaking a term early can trigger a prepayment penalty. The real question is whether the interest you save by clearing high-rate debt outweighs that penalty — and it often does. I run the exact numbers before you commit, and if it doesn't win, I'll tell you.

Does it cost anything to talk to you?

No. The first call is free and there's no obligation. For most residential mortgages the lender pays the broker when the mortgage funds, so there's no fee to you.

Do you only work with people in one city?

I'm licensed across Alberta and can help clients in much of Canada. Most of the process happens by phone, email and secure e-signing, so distance is rarely an issue.
